THE 2011 PALMETTO HEROES PROGRAM

POLICE OFFICERS-FIRE FIGHTERS-EMS
TEACHERS – NURSES -VETERANS
April 29, 2011
SC State Housing Authority is excited to announce our 2011 PALMETTO HEROES PROGRAM. The Heroes selected for the 2011 initiative are “Police Officers – Fire Fighters – EMS – Teachers – Nurses – Veterans. Borrower(s) must meet State Housings First-Time Homebuyer requirements. The program Features a reduced mortgage interest rate and down payment assistance is available. The Funding will be limited to $15 million. Loans are available on a first come first served basis and borrowers must have an accepted sales contract on a home prior to reserving funds. All State Housing loan policies and procedures will be in affect for this program. See our program guides and manual for specific loan details.
Police Officers – Borrower must be a full-time police officer with state or local government agency including correctional officers with the South Carolina State Department of Corrections.
Fire Fighters and EMS - Borrower must be a full-time or volunteer fire fighter or EMS with a state or local government agency. EMS may be employed by a company contracted by the county/city to provide EMS Services.
Teachers – Borrower must have a South Carolina Teachers Certification and be employed as a classroom teacher or have a contract to begin teaching and to receive a paycheck within 60 days of closing on the home.
Nurses – Borrower must have a Nursing Degree and be employed as a nurse in a hospital, doctor’s office, school or other medical facility
Veterans – Borrower must be a person who has served in the active military, naval or air service (full time duty in the Armed Forces, other than active duty for training), and who was discharged or released there from under conditions other than dishonorable.
INTEREST RATE –The fixed interest rate will be 4.625
DOWN PAYMENT ASSISTANCE
Category I Up to $5,000 Repayable Down Payment Assistance.
$5,000 Repayable Loan has an interest rate of 4% and payments will begin the third anniversary of the first payment on the first mortgage.
The payment on $5,000.00 will be $92.08 per month for 5 years)
Category I I $5,000 Forgivable Down Payment Assistance
($500 of the 5,000 is from a Realtor Association Grant)
$5,000 Forgivable Loan requires the borrower to live in the purchased property for five years in order for the loan to be completely forgiven. The loan must be repaid if the Borrower(s) fails to remain in the property for a minimum of 60 months. (20% of the loan amount is forgiven each year)

IMPORTANT OFF TOPIC MESSAGE
Spartanburg School Districts just sent letters to parents offering to administer the H1N1 flu vaccine to children for free. The question is, why would any parent ever let their child be given a live virus via a vaccine that has not been tested to be safe yet. Especially for a virus that has proven to this point to not be a significant risk to virtually anybody? Why?
Why is our government pushing this vaccine so hard when the H1N1 has proven to be weaker than the regular seasonal flu that comes around? Why do people who get the seasonal flu shot have such a higher incidence of getting H1N1?
It’s time to educate yourself from people that can be trusted. The government and pharmaceutical companies that are making millions from the sale of vaccines and yet have legally ZERO liability when these possibly result in illnesses down the road are probably not our best choice.

| Breaking News for November 5th 2009 First-time Homebuyer Tax Credit Extended The U.S. Congress has approved a bill that extends and broadens tax credits that were set to expire this month. The bill extends the credit for contracts signed by April 30th and closing by June 30th. Income limits are expanded to cover more affluent buyers; couples earning up to $225,000 and individuals earning up to $125,000 annually now qualify. It also creates a new $6,500 credit for buyers who have owned their current home for at least five years. Homes worth more than $800,000 wouldn’t be eligible.
